What Our Certified Home Inspection Includes

We perform a thorough, 2-1/2 to 4 hour total home and property visual inspection of accessible components and systems as detailed further below.  Health & Safety is always considered at each stage of the inspection, throughout the entire evaluation process, helping to protect your family.  We then encourage you to attend a Post-Inspection Consultation to discuss the evaluation with you and answer any questions you may have.  We are also happy to answer any additional questions concerning proper maintenance and operation of your home's systems.

Always thorough. Beginning a full roof evaluation. The Full Report, complete with color digital photographs, includes a Summary of the Wood Destroying Organisms Inspection for the discovery of structural insects and wet rot, and the conducive conditions which promote them.

We are also available for Re-inspections, returning to the property after previously performing a Full Home Inspection.  This is usually after a client has had some repair work done, or has requested that a Seller have done prior to closing.  Trust us to help make sure the conditions were corrected properly.

The investment fee for our Full Home Inspection is based on the size (square footage) and age of the home.  Of course other factors can also enter in, such as additional out-buildings or special evaluation requests.  An "average" Full Home Inspection will range between $295 and $495.  Please call or e-mail us for a specific quote.  Don't make such an important decision based on "price" alone.  Make the investment in your home's future, and your family's security.  If you hesitate to pay for a professional, consider what it may cost you to hire an amateur!

If you also schedule a Complete Wood Destroying Organisms/Pests Inspection for the same visit, you will save over 50% off the fee.

Who Needs a Certified Home Inspection

Home Sellers:

Always consider a pre-listing home inspection - See your home from the buyer's perspective.  Uncover the full conditions of your home prior to listing so any issues may be resolved first, ensuring a fast, smooth sale.  Don't let an unknown condition jeopardize your transaction.  Instead, have the confidence to reassure your potential buyer.

Home Buyers:

You already know you like it - let us determine if it's all that you hoped.  We will uncover the full conditions by identifying the strong and weak points of the home.  Don't  get caught with unexpected surprises, and the resulting expense.  Make it a part of your purchase agreement with the sellers as a contingency pending your approval.  Bring Us into your buying decision.

Real Estate Agents:

Always recommend a full home inspection with your clients to ensure a smooth transaction.  Full disclosure allows you and your clients to "Close with Confidence."  You have a lot of details to handle during a real estate transaction ... trust us to handle the inspection details.
